The number one way to protect your roof from damage—and your pocketbook from pricey repairs—is to inspect your roof at least once a year. (With Seattle roofing conditions, every six months is advisable.) Rather than simply glancing around for obvious defects, you should know what and what not to do while inspecting your roof.

Don’t neglect your flashings. If these aluminum or galvanized steel pieces are deteriorating or oxidizing, seeping moisture can affect your home’s infrastructure and even the interior walls.

Do look for signs of dry rot or warping if you have wooden shakes or shingles. If more than one third of the roof shows signs of damage, it’s time to call in a professional.

Don’t try to “fold down” curling shingles. This is another big sign that your roof may need replacing.

Do check your gutters. If you see a material that looks like fine gravel collecting, it may be that your asphalt roof is aging and in need of attention.
